HVP COMMERCIAL - 2025 INVESTMENT CRITERIA

HarborView Properties (HVP) is a principal and managing partner of Limited Partnerships that invest private equity into Multi-family, Retail and Mixed-use projects in addition to other asset types. HarborView's operational and management teams handle the everyday property management, leasing, marketing and sales.

For 2025, HVP is seeking new acquisitions as follows:

1st-tier acquisition targets - Multi-Family properties in New York, New Jersey and Connecticut:
  • Mid-range Apartment Buildings & Elevator or Walk-up's (Class "B" and "C"). Min. Size: 25 units; prefer 40 to 100 units per property

  • Downtown Taxpayers (Retail Stores with Apartments)

  • Tax Credit (LIHTC) Apartments and other program-based Projects

  • Will consider New York Rent Stabilized Apartment Buildings

  • Debt Restructure; Note Purchases; Bank Work-out's

  • Portfolio or one-off Transactions

2nd-tier Acquisition targets - Retail / Neighborhood Shopping Centers:
  • ​​Shopping Centers and Retail Strips

  • Minimum size: 25,000 sq. ft. and larger

  • Downtown Taxpayers (Retail Stores with Apartments)

  • Turn-around opportunities

  • Mixed-use properties

  • Multi-tenanted properties preferred as opposed to Single-tenant.

  • Conversion opportunities
